Whole-buildinggigabit. Built for students.
9-month academic contracts. Wi-Fi rolled into rent. University SSO sign-in.
Student broadband is its own animal — peak density, sept-to-june contracts, summer voids, and universities demanding audit-trail sign-in. We've built the product for it specifically, sat alongside the rest of our landlord broadband range. Picking between revenue-share, included-in-rent, and premium-tier is on the pricing-models page. From £6 per bed per month.
Academic-year contracts. Summer pause built in.
Pay for the period the building's actually full. July / August scales down to 30% or pauses entirely depending on contract type. Multi-year terms unlock lower per-bed rates.
Four reasons it's not just 'fast broadband'.
A 30-bed student building wants the same thing a 30-bed hotel doesn't — academic-year contracts, density-capable kit, identity sign-in for the university. Generic landlord broadband doesn't fit.
Academic-year contracts
9-month terms aligned to September → June. Summer pause built in — no paying for empty rooms in July / August.
Whole-building Wi-Fi
Single gigabit pipe + properly-engineered AP rollout. Tenants pull Wi-Fi from your network, not their own carrier deal.
High user density
Built for 6+ devices per bed, streaming everything, gaming all night. Capacity-engineered, not 'home broadband stretched thin'.
Captive portal + SSO
Sign-in via university SSO (Shibboleth / SAML) — tenant identity tracked, traffic auditable, GDPR clean. Required by most unis.
Four tiers. Per-bed pricing scales with size.
Bigger buildings hit a lower per-bed rate as the infrastructure cost amortises. All tiers include AP rollout, captive portal, university SSO, 24/7 NOC.

Five phases.
Different demands per phase.
Student broadband isn't a flat-line service — demand spikes and drops with the academic calendar. We staff and capacity-plan per phase so the network handles each one without surprise.
Pre-arrival check
We test every AP + WAN port the week before move-in. Tenants get pre-set credentials via the lettings agent.
Move-in support
First 2 weeks: on-site support engineer on-call. We catch device-setup problems before they hit your reception desk.
Term-time run rate
Heavy traffic, frequent troubleshooting. 24/7 NOC, weekly capacity reports to the property manager.
Exam-period peak
Hardest period — everyone needs zoom + on-demand video to work. We prioritise streaming + meet QoS during exam weeks.
Summer pause
Service idles on a fraction of the active-period capacity. Billing pauses or runs at 30% depending on contract.
The whole stack in the price.
Per-bed pricing covers fibre, kit, install, AP rollout, captive portal, identity integration, 24/7 NOC, and the monthly portfolio review with your property manager.
Symmetric fibre
Gigabit symmetric to the building. Upload matters — Zoom + Teams + cloud-save-everything for student workloads.
UniFi AP rollout
Ubiquiti UniFi APs throughout (Wi-Fi 6E baseline). Ethernet backhaul to every unit — no consumer-grade meshes.
Captive portal + SSO
Branded sign-in via your university partner's identity system. Per-user audit trail satisfies most uni duty-of-care policies.
Per-bed billing
Single invoice per month, line items per building and per bed. CSV export for property management software.
Tenant onboarding
We send pre-arrival credentials via the lettings agent. Move-in week we have an engineer available for the inevitable device-setup questions.
Quarterly capacity review
Detailed utilisation report each term + capacity uplift recommendations. Stay ahead of next year's intake without surprises.
Active devices per bed at peak. That's what we engineer for.
Laptop, phone, tablet, console, smart speaker, smart TV. Student bedrooms in 2026 aren't single-device anymore. The Wi-Fi has to keep up.
Real questions, honest answers.
September move-in week. Zero broadband tickets.
Book a site survey at least 8 weeks before the academic year starts. We need that window for the fibre install, AP rollout, captive-portal integration with the uni.
